Essential Construction Steps
Preliminary Consultation
What is your dream? We’re here to make it reality. Working within your budgetary and lifestyle parameters, we’ll design the perfect pool for your life…and your property. We’ll help you visualize what the completed project will look like and explain all the steps in the Spartan process. If you have a site plan of your place, bring it along to the meeting!
Site Visit
Our advance team will carefully review your property and record necessary data to support the design process; we’ll also determine the best plan for construction access to your property.
3D Design
Our design team will create a vivid digital rendering of your exciting new pool using the latest 3D rendering. The realistic designs help you visualize exactly what the completed pool will look like.
Design Review/Quote Meeting
After you approve the final pool design, a detailed project estimate will be presented in person for your review and approval.
Contract Confirmation & Detail Selection
When you sign the detailed agreement and permit paperwork, it’s time to pick the perfect materials and colors for your custom pool. A member of our design team will lead you through that process every step of the way.
Permitting
To make your life easier, your Spartan team submits the necessary permits to the County for review and approval. If you also need approval from a homeowner’s association, you’ll file those forms directly at this time.
Irrigation and Landscaping
You are responsible for having the irrigation capped and landscaping removed/relocated prior to the start of construction. It’s a great idea to have the irrigation capped immediately after signing your pool agreement. Any items in the way will also need to be moved at this time. If these steps have not been achieved prior to permitting approval, Spartan Pools cannot not start the project until we have the proper clearance for your property.
Pre-site, Layout & Dig
Your Spartan construction manager will perform a pre-site visit to your property. Using stakes, wood forms, and string lines our professional layout crew will define the perimeter of your pool in advance of digging.
Digging your new pool is an exciting step in the process! Our pools are typically 3’ – 5’ deep. To properly stabilize the shell, install your sump system line, and fit your channel drain perfectly, a pool that is 5’ at its deepest point will be dug to approximately 6’ 6”. Since groundwater can cause issues if not handled correctly, Spartan carefully engineers a solution to protect your pool from any problems.
Form
The latest laser technology is used to carefully set the elevation of your new pool. Our professional team will be onsite scrupulously checking to make sure the elevation is set properly and is level. Stabilization rock is also be installed at this time.
Steel
Next, our pool craftsmen form and lay #3 rebar every 1’ on center throughout the site and begin to pre-plumb the project.
Shell
For structural strength, Gunite concrete (a blend of sand, cement, and water) is applied through a high-pressure process, rapidly becoming rock hard, forming a thick, solid structure, it will be finished off with plaster later in the process. The shell cures as perimeter detail work progresses. Gunite is the best and longest lasting concrete application for Florida’s Climate.
Strip Shell
Form boards are removed, and plumbing prep is started.
Plumbing
Using a special mini excavator, we dig trenches at least 3’ deep so your plumbing is well protected. Calculating flow rates to support water demand for pumps, filters, and water features, pipe diameters are carefully decided. Plumbing is determined via an aquatic engineer; 40 PVC non-corrosive piping runs from your new pool to the equipment and is pressurized to ensure there are no leaks.
Backfill & Compact
When the plumbing is complete, dirt is backfilled into the trenches and compacted using water jetting mostly and the jumping jack as needed to tamper. The soil must be compacted properly to minimize shifting and settlement issues with your new deck.
Tiles & Coping
After triple-checking that the shell is completely level, mudding any areas that need refinement, the craft of setting coping and tile begins. Our artisans painstakingly cut and set each piece to ensure no feathered grout joints, precisely following the designs and colors you chose.
Footer
Deck perimeter footings are excavated to code compliant depths and fitted with specific rebar steel, termite spray is applied to the foundation.
Decking options (Concrete, Pavers, & Travertine)
Decking is a great way to customize the look and feel of your pool, we provide many attractive, durable options. Our design consultants will explain the differences and benefits of each material.
Pool Equipment
An 8-foot x 4-foot concrete pad is poured to house the exterior mechanical equipment, it is large enough to accommodate a heat pump now or in the future. Specific placement of the equipment will be suggested by your designer, with each element labeled for your convenience.
Screen Enclosure
A great looking screen enclosure makes all the difference, and we provide options you’ll love. Pre-cut at the factory, the enclosure is carefully assembled and attached to the pool deck and walls of the house. A super gutter is installed where the roof fascia meets the enclosure for seamless water and debris mitigation.
Final Grade
Observing county drainage standards, Spartan does a one-time grade and rake of the site and access area. It is the homeowner’s responsibility to have the yard sodded in order to pass the final inspection.
Safety Features
Battery-operated alarms or safety fence are required by Florida code. The alarms need to be on all doors and windows exiting from the home to the enclosed pool area unless a safety fence has been constructed. We expertly install the safety devices you choose, a county inspection of these elements is required before you can use the pool.
Interior Surface
Spartan Pools uses Florida stucco products and silver pearl is the best one out there; we hand trowel everything. The pool shell is chemically treated, prepped with a waterproofing agent, and cleaned prior to installation of the interior finish. Step diamonds, step markers, and any mosaics are installed during this step.
Pool School
Now it is time to teach you how to care for and maintain your beautiful new pool. A member of our service staff will schedule an appointment with you at your property to explain the process of operating your pool. They will also bring out your instructions on CD and maintenance kit (pole, brush, and skimmer net) which are included in your pool purchase.
